What is a check-out service?
A clear, detailed, unbiased report giving an accurate comparison between the original Inventory and the current condition and cleanliness of a property at the end of a tenancy.
What’s included?
Time/date-stamped photos are taken to include 360-degree images to provide a visual as well as written account of what has been found.
Smoke/CO Alarms are tested and photographed.
Meters are read and photographed If accessible and clearly marked.
All lights, blinds, keys, taps and flushes are tested along with appliances for power only where possible.
Property is checked to ensure it meets with current legislation and is free from risk where possible.
Windows are checked to see if they open and close if accessible and possible

Check-ins
What is a Check-in Service?
Friendly informative check-in service to make sure everything is in order for the tenant.
What’s included?
Tenants met at the property with the keys
Tenants are shown around to help with the basics, where meters are, where the fusebox and stopcock etc are and how things work where possible.
A signature can be obtained to verify they understand the Inventory and have possession of the keys.

Inventory Service
What is an inventory service?
A clear, detailed , unbiased report giving a comprehensive description of a property along with its condition and cleanliness.
What’s included?
Time/date stamped photos are taken to include 360 degree images to provide a visual as well as written account of what has been found.
Smoke/CO Alarms are tested and photographed.
Meters are read and photographed.
All lights, blinds, keys, taps and flushes are tested along with appliances for power only where possible.
Windows are checked to see if they open and close if accessible and possible.
Property is checked to ensure it meets with current legislation and is free from risk where possible.
A copy of the inventory is sent to the tenant digitally for approval, and the same information is made available to the agent/landlord.

Mid-Term Inspections
What is a Mid-Term inspection?
Mid-Term Inspections are carried out to ensure your property is being well cared for during a tenancy and to report any issues regarding the property.
What’s included?
A mutually agreed time is arranged with the tenants to assess the condition and general cleanliness of the property.
Time/date stamped photographs are taken of each room and of any maintenance issues found.
Smoke/CO Alarms will be tested and photographed.
We will also check if tenants are complying with their contractual agreement where possible.
The property will be checked to ensure it meets with current legislation and is free from risk where possible.
Do I need a Mid-Term inspection?
Mid-term inspections are highly effective in uncovering problems before they escalate. If a tenant has failed to report an issue with the home, a mid-term inspection is an opportunity to keep a record of this and correct it before it gets worse.
Common breaches to tenancy agreements include unauthorised pets being on the premises despite contracts stating they are not allowed. Subletting or other illegal activity within the home can also be reported if they are revealed during the inspection.
Inspections during the middle of the tenancy are in the best interest of all parties. They protect landlords from getting into trouble if illegal activity is taking place on the premises. They also can help to ensure the property is still safe for the tenant.
